LIP Invest buys new logistics property from DLH in Bramsche

LIP Invest, leading investment manager and fund initiator for logistics real estate in Germany, has secured for one of its funds a new logistics building in Bramsche, In der Welle 14, directly from the project developer DLH Deutsche Logistik Holding. BeMo Tuneling GmbH acts as general contractor. During the acquisition process, LIP received legal and tax support from LPA, and for the ESG due diligence from ES EnviroSustain. Cushman & Wakefield took on the technical due diligence as well as the construction controlling.

Completion of the project development is planned for Q2 2022. The distribution centre will have a total rental area of almost 12,400 square meters with a hall height of 10 meters and a floor load capacity of 5 tons. For delivery access there will be provided 10 ramp gates and one ground-level gate. There is a separate entrance and exit for trucks and cars. On site, 70 cars and 16 covered bicycle parking spaces will be set up, some of which will be pre-equipped with e-charging stations. The property is also accessible by public transport.

The building will be constructed in accordance with the KfW-55 standard and the roof area will be completely covered with a photovoltaic system with an output of 1,100 kilowatt peak. The electricity generated here will be used by the tenant Clinic & Job Dress. This will enable CO2-neutral operation. The outdoor area will be attractively designed with near-natural plantings and break places for the employees. A DGNB Gold certification is being sought for the logistics centre.

Long term lease with regional company

The medium-seized company Clinic & Job Dress from Osnabrück will use the distribution centre as its new headquarters and is therefore renting on a long-term basis. The provider of workwear has an extensive product range that requires appropriate storage capacity. From the Bramsche location, well-known customers from the healthcare sector, the hotel and the cleaning industry are supplied with high-quality clothing articles.

The logistics property is being built in the Eiker Esch industrial and commercial area, which is located between the A1 and A30 motorways. The nearest junction one kilometre away ensures a quick access to Osnabrück in the south and Bremen in the north. The logistics region of Münster/Osnabrück serves as a transshipment point between the North Sea and the Ruhr area.

The location is therefore suitable for both long-distance distribution and production-related logistics services.
